The Different Categories of Water Damage

Water damage, which refers to damage to property resulting from the intrusion of water to property, has three major categories based on the type of water causing water damage. These are classified in general as category 1, category 2, or category 3 water.

Category 1 Water

Water coming from broken pipes, leaking from sinks and tubs, failure of appliances, moisture infiltrating the home from damaged roofs or windows is classified as category 1 water. Also called “clean water “, since the water generally does not cause sickness, this can be the most underestimated source of water damage by the homeowner.

The amount of clean water seepage can vary from minuscule, such as pinhole leaks, to major flooding, such as broken pipes. Even a small 1/8th inch crack in a pipe can cause flooding yielding 250 gallons of water a day. Homeowners often react quickly to obvious flooding but tend to overlook smaller, inconspicuous dripping and leaks.

Leaking behind walls and above ceilings can cause major infrastructural damage to the home if left unchecked. Continuous wetness creates an ideal habitat for termites, insects, and molds which can hasten rotting of dampened wood.

Over time, the house’s foundation can weaken to such an extent that by the time the homeowner notices something is wrong, it’ll be too late to repair the destruction. Regular maintenance is the homeowner’s solution to avoiding category 1 water damage.

Category 2 Water

This type of water is also referred to as “grey water” as it might contain contaminants such as bacteria and chemicals that can be harmful to a person if touched or ingested. Examples of places where grey water can seep from are malfunctioning dishwashers and washing machines, dirty toilet water, and water overflowing from a sump pit because of sump pump breakdown.

Because grey water is unsanitary, any type of water damage in this category must be addressed promptly. Failure to do so would not only cause severe discomfort in the home but also pose a potential health threat to the people living there.

Category 3 Water

Category 3 water is referred to as “black water” and is the most unsanitary and usually profuse of the three categories. Black water is polluted flood water. It can contain a mixture of water from ground, sea, or river and sewage containing harmful bacteria, trash, and dangerous chemicals from canals, toilets, and sump pits. If category 2 water is left stagnant for 2-3 days, it is already considered category 3 water.

This water is murky, brackish, and extremely unclean. Not only does it cause extensive water damage, it can cost a huge amount of property loss as well. People do not like to reuse their appliances and furniture that have been in contact with black water. In the US, around 25% of all home-insurance claims are caused by category 3 water damage. In fact, flooding averages to about $5 billion in damages in the US yearly and is the leading cause of property loss and life over other severe weather incidents.

There is no way to stop the onslaught of category 3 water. A homeowner could reduce the potential risk. Buying a house that lies on a slope is one way to avoid being caught in a flood. A slight 2% slope leading from the home will guide ground water away from its foundations instead of to it. Researching the flood risk status of an area is also a way to prevent future flood mishaps. Finally, investing in flood insurance, though an added cost, could end up a wise choice of expense should a homeowner be unlucky enough to experience category 3 water damage.
